A tracking number tells you the sign works. It still does not pick up.
Call tracking is a real category solving a real problem. Put a distinct number on the panel, a second on the flyer, a third on LoopNet, and at the end of the quarter you know which channel produced calls. For a marketing team spending money across channels, that is worth paying for.
For a broker with one vacancy, it answers a question nobody was asking. You already know the sign works. What you want is for somebody to be there when it does.
What tracking gives you
- Which surface the caller came from, panel or portal or flyer
- Call volume over time, so a slow month is visible rather than felt
- A recording, if you turn it on and the call was answered
- Whisper messages, so you hear which listing is calling before you say hello
That last one is genuinely useful and worth stealing. Knowing it is the Lincoln listing before you pick up changes how you answer.
What it does not give you
The call still rings your phone. If you are in a showing, it still goes to voicemail, and now it goes to voicemail with excellent attribution. You will know precisely which channel produced the lead you missed.
It also does not screen. Tracking numbers get scraped off portals the same way a cell does, so the vendor calls arrive too, tagged and logged and still ringing you at 11am.
Attribution you get anyway
Worth noting: if the thing answering asks how somebody found the space, you get channel attribution as a byproduct of the conversation, and it is better attribution. A tracking number tells you the caller dialed the flyer number. The caller tells you they saw the sign, took a photo, and called it from their office two days later. Those are different facts and the second one is the true one.
If you are running paid campaigns across many properties, use both. If you have three listings and a sign on each, buying attribution before buying an answer is solving the second problem first.

Questions brokers ask
Is a call tracking number the same as an answering service?
No. A tracking number routes and measures. It does not pick up. If you are in a showing the call still goes to voicemail, and now it goes to voicemail with excellent attribution telling you precisely which channel produced the lead you missed.
Does call tracking screen out vendor calls?
No. Tracking numbers get scraped off the portals the same way a cell does, so the SEO shops and the sign vendors arrive too — tagged, logged, and still ringing you at 11am.
When is call tracking worth buying on a listing?
When you are running paid campaigns across many properties and need to know which spend produced calls. With three listings and a sign on each, buying attribution before buying an answer is solving the second problem first.
Can I get channel attribution without a tracking number?
Yes, and it is better attribution. If the thing answering asks how the caller found the space, you learn they saw the sign, took a photo, and called from their office two days later. A tracking number can only tell you which number they dialled.
