What happens on a call
Every call follows the same four steps.
It picks up on the first ring and names your property
The greeting is your property name, then the recording disclosure, then a question. It knows your suites, their sizes, the asking rate and when each one is available, because the line is built from your listing rather than a generic script. If there is more than one space it asks which one they are calling about. When it does not know something it says the broker will follow up instead of guessing.
Fourteen things, gathered in conversation rather than a form
Name, callback number, email, what the business is, square footage, timing, which suite, who they represent, how many locations they already run, whether they are a franchisee, how many months out they are, and what the space needs done to it. It asks for whatever is missing and lets go of what the caller will not give.
Every caller is typed before you hear about them
Tenant, broker, vendor or other. Vendors are written to your listing page and stopped there — no text, no email, no forward. You can count how many called without speaking to any of them.

You tell it what to ask
Your instructions override everything else it knows.
The line is built from your property — the suites, the sizes, the rate, the timing. On top of that sits a block of instructions written in your words, and those win when they conflict with anything else it has been told. Send a note and the change is live before the next call. There is no settings screen to learn.

Before you ask
Is it a person or a machine?
A machine. It is an AI voice agent, it discloses that the call is recorded in its first sentence, and it never claims to be a person. If a caller asks, it tells them.
What exactly lands in my inbox?
A table with the caller's name, callback number and email, what the business is, the square footage, the timing, who they represent, which suite they asked about and how long the call ran. Under that, a written summary of the call. Under that, the full transcript, every line, both sides.
Do I get the audio?
Not yet. Today you get the written summary and the complete transcript. Recorded audio you can play from the email is not built, and we would rather say so than imply otherwise.
How does it decide what reaches me?
Anyone typed as a vendor is filed and never forwarded. Everyone else is sent, and labelled: qualified when it has a callback number, what the business is, a size and a timing, and more info when one of those is missing — in which case it names the one that is missing.
Do I have to give up my cell number?
No. This is an additional number that belongs to the listing. Your cell stays yours, and when the space leases you drop the line.
What if it says the wrong thing?
It only knows what you tell us about the property, and it is instructed to defer rather than guess. You decide what it can and cannot discuss, including whether it quotes a rate at all. Send a note and the change is live before the next call.
Is recording the call legal?
It discloses that the call is recorded in the first sentence, before anything else is said. California requires consent from both parties and the line is built for that.
How fast does the lead reach me?
The text and the email are sent when the call ends, usually inside a minute.
Is there an app or a dashboard to learn?
No. Leads arrive as a text and an email. Every call on a listing is also kept on one private page, at a link only you have.
Does it work outside Orange County?
Yes. You pick the area code and the number is provisioned in it, so a Riverside listing does not answer on a 949.
Can I run more than one listing on it?
Each listing gets its own number, so the leads never blur together and you can drop one without touching the others. It is $99 a month per listing.
What happens when the space leases?
Cancel and the number is released. It is month to month.

The number on the sign should not be your cell.
Put a cell on the panel and you miss the call, or you pick it up and it isn’t a tenant. A listing number answers and never gives yours out.
