A vacant big box gets ten calls a month. Missing two of them is a different kind of expensive.
The instinct on a junior anchor is that a listing line is unnecessary, because the phone barely rings. That instinct has the math backwards. Low volume raises the cost of each miss rather than lowering it.
The volume argument, run properly
A 1,400 foot inline suite might take forty calls in a month, of which three matter. A vacant 22,000 foot junior anchor might take eight, of which four matter. Missing one call on the small shop costs you a percentage of one weak lead. Missing one on the box may cost you the only regional user who was going to look at it that quarter.
There is also no second chance from the same source. A real estate manager working through a market on a Tuesday does not call twice.

Demising is the question that keeps coming
Almost every call on a large vacancy gets to the same place: can it be split, and into what. Whether the owner will demise, and at what sizes, is the single most useful thing the line can be authorized to answer, because it decides whether the caller keeps talking.
If the owner has not decided, the honest answer is that the broker will discuss it, and that is what it says.
