It also arrives after the moment. The value of a drive-by call is that the person is looking at the building. A text thirty seconds later reaches them pulling out of the lot, and a reply an hour later reaches them at home with the specifics faded. You get a name and a maybe, not a use and a size.
And it asks the caller to do the work. Open-ended texts get open-ended answers — "is this still available?" — which means you are back to a conversation you have to have anyway.

Do not miss the call. If the number on the panel is answered every time, there is nothing to text back and no gap for the moment to close in. The screening happens live, while the caller is specific, and you receive the result rather than a thread to work.
