Old Towne and the Tustin Street corridor are not the same leasing business.
The City of Orange runs two retail markets with very little overlap. Old Towne, around the plaza and the streets off it, is small historic storefronts with a destination trade and a student population from Chapman. The Tustin Street, Katella and City Drive corridors are conventional suburban retail with regional draws and pad sites.
The callers are different people asking different first questions, which is worth setting up deliberately when a listing line is configured.
Old Towne calls
Footprints are small, often under a thousand feet, and the buildings are old. The first questions are about the space itself: what the actual usable square footage is, whether there is a back door and any storage, what the restroom situation is, and what the condition of the building is.
Callers are frequently first time or second time operators with a specific concept and a strong preference for this particular few blocks. They are patient about the building and impatient about getting an answer.
Anything touching historic requirements or permitted improvements is a city and owner conversation. The line states what the space physically is and hands the rest to the broker, which is the correct division and also the safe one.
Corridor calls
Tustin Street and the areas near the Outlets and the medical campuses produce ordinary suburban retail inquiries: franchisees, service uses, quick service food, and pad interest where there is a pad. Volume is higher and vendor noise is heavier because those listings syndicate widely.
The student trade area question
Chapman shapes demand around Old Towne in a way callers ask about directly. What the daytime population looks like, what is nearby, and how the block performs outside the academic year are all fair questions with factual answers you can supply.
One number, configured for the property it is on
This is the argument for a line per listing rather than per brokerage. The right script for a 900 foot plaza storefront and the right script for a pad on City Drive share almost nothing, and no single receptionist binder holds both well.
